The exclusive Bratislava project Wachtmeister brings to the market town villas with private gardens

The Wachtmeister project in the prestigious Koliba area of Bratislava features a gated complex with practical architecture for very demanding clients. The project includes three city villas, each with three apartments, an underground garage with six parking spaces, and cellars. Additional buildings include a duplex and a standalone family house with surface parking.

CLIENTS WANT A COZY ENVIRONMENT 

The project is intended for people who prefer a quiet location with good city access, said Pavol Segéň, a representative of the real estate agency Fedors Group, which is the exclusive seller of the project, in an interview with TREND.

Suchej Street has a mix of original and new city villas. According to Segéň, the project does not disrupt the character of the street; on the contrary, it enhances the calm atmosphere of the entire street.

Currently, clients prefer community-focused and less mass-oriented projects, seeking smaller developments without dozens or hundreds of neighbors. The possibility of stepping out into a private garden or a spacious terrace in the city, especially during a pandemic, is the biggest draw, Segéň explained.

The project, designed by leading Slovak architect Ilja Skoček, primarily features large apartments with gardens and terraces for families. They offer space for outdoor leisure, complemented by greenery.

NOT ALL APARTMENTS HAVE PRICES YET 

The prices for the apartments, which will be sold as shells but with custom interior designs, start at 318,000 euros for smaller two-room apartments with private gardens, and go up to more than 600,000 or 700,000 euros for large four-room apartments with rooftop terraces or private gardens.

The prices reflect the project’s technological standards, generous apartment and house sizes, original and timeless architecture, and gardens and terraces. The location and concept of a private, gated complex also play a role, the developer responded.

Apartments without listed prices will gradually be put up for sale in subsequent construction phases. The project is in the initial sales phase with construction starting, and as a certain quota of reserved apartments is reached, prices will be adjusted, taking into account the price trends in the new building segment in Bratislava.

Regarding construction costs, the developer stated that they tried to set prices with a view to the development of the construction market. However, they cannot rule out price adjustments due to the unpredictable nature of construction material prices and their availability.

CONSTRUCTION START EXPECTED IN AUTUMN 

Currently, preparatory works are ongoing, such as the demolition of existing buildings, tree removal, site preparation, and the implementation of some utility connections.

The expected start of construction is around late September to early October this year, with completion by the end of 2022 or early 2023. The developer aims to begin the approval process at that time. If the government implements significant anti-pandemic measures, the developer will adjust the construction schedule accordingly.
