Developer Blueprint with the support of 365.bank will build logistics centers in Triblavin and Podunajské Biskupice

Dozens of thousands of square meters for logistics and industry will be created on the outskirts of the capital.

Slovak developer Blueprint has introduced two new logistics projects in and around Bratislava. The first is a large warehouse near the D1 highway and its Triblavina interchange, and the second is a pair of warehouses on Lieskovská Street in the Bratislava district of Podunajské Biskupice.

LOGISTICS CENTER TRIBLAVINA

The plan to build new warehouse-logistics and manufacturing spaces at Triblavina is linked to the presence of industrial companies in the northeastern part of the Bratislava region, according to the developer.

The warehouse will cover an area of 73,702.1 square meters—more than seven hectares—and will be available to new tenants. It is located in the municipality of Chorvátsky Grob. Of the total site area of 173,446.4 square meters, 35% will consist of green spaces and a rainwater retention basin. Construction is scheduled to begin in the third quarter of 2025.

The new logistics center is also situated in close proximity to the logistics park developed by VGP, which contributed to the creation of the new Blueprint platform.

LOGISTICS CENTER IN PODUNAJSKÉ BISKUPICE

A new warehouse-logistics center will also be established in the southeast of the capital, on the outskirts of the Podunajské Biskupice district. In this case as well, the location is advantageous due to its transport connections, with good access to the D4 highway.

On a site covering 128,367 square meters, two warehouses will be built: Warehouse A with an area of 17,136 square meters and Warehouse B with an area of up to 28,980 square meters. The industrial zone will also include a significant amount of greenery, which will occupy 39,694 square meters, or 30.9% of the site area. Construction is planned to start in the fourth quarter of next year.

FINANCING FROM 365.BANK

The financing partner for both projects is the investment fund 365.invest Capital FKI, managed by the management company 365.invest, which is part of the 365.bank group. The total investment in the two projects is expected to be 120 million euros.

Blueprint was established as a new platform consolidating the history of projects from its two founding partners. It has been operating under its current name since 2021; before that, it was known as ZV Logistik Park. Previous projects include logistics-industrial parks under the VGP brand near Zvolen and at Triblavina (now in the neighboring Bernolákovo under the name VGP Park Bratislava), as well as a new logistics park in Kittsee, Austria.
