There is still interest in logistics centers, manufacturing halls, and warehouses in Bratislava and its surroundings. The developer company Blueprint is responding to the high demand for logistics spaces around Bratislava by preparing two projects. One is set to be developed in Podunajské Biskupice, while the other will be located outside Bratislava in Chorvátsky Grob.
More logistics in Bratislava and its surroundings
Several logistics centers and warehouse spaces have been built in Bratislava and its vicinity over the past decade. However, due to high demand for these types of spaces, further projects are in preparation. Developer Blueprint is currently preparing two projects in response to the current market demands.
One of the plans involves the construction of a logistics center in Podunajské Biskupice, a district of Bratislava. It will be situated near Lieskovská Street, between the Slovnaft area and residential development in the district. The project includes two separate multifunctional warehouses and the accompanying site infrastructure. The first warehouse will offer 29,000 m² of leasable space, and the second will provide 17,000 m².
The warehouses will be used for leasing and storing various goods such as electrical appliances, audio-video equipment, household appliances, office supplies, computers and their components, consumer goods, building materials, and food products. Besides storage, the warehouses will also be utilized for distribution, light manufacturing, assembly, commercial activities, and services. The warehouses will include administrative spaces, social and sanitary facilities, and technical and technological support. The logistics center will be equipped with the necessary transportation and technical infrastructure and green areas.
The proposed area in Podunajské Biskupice is targeted to meet the BREEAM Very Good standards, which assess the quality and sustainability of buildings within broader economic, ecological, and social contexts. This certification is the third highest, with Excellent and Outstanding levels above it. In this case, it is expected to include features such as solar panels on the roof.
Construction is planned to start in the third quarter of 2025, with the logistics center expected to be operational a year later. The estimated investment costs are 50 million euros.

The logistics warehouse in Chorvátsky Grob will have similar uses to the project in Podunajské Biskupice. It will be designated for the storage of various goods, light manufacturing, and assembly. The facility will also include administrative spaces, social and sanitary facilities, technical and technological support, and the necessary transportation and technical infrastructure along with green areas.
The total area of the site is 173,000 m², with the warehouse offering 74,000 m² of leasable space. The warehouse will meet the BREEAM Very Good standards. Construction is planned to begin in the second quarter of next year, with operations expected to start a year later. Developer Blueprint estimates costs of 70 million euros.
The financing partner for both projects is the investment fund 365.invest Capital FKI o.p.f., managed by the management company 365.invest, which is part of the 365.bank group.
The developer is also working on a project in the Austrian municipality of Kittsee under the name Logistikpark Kittsee. The park includes the construction of warehouse and light manufacturing facilities and is already becoming the site of several company headquarters with potential for further growth. Three warehouses are planned. The first will be the largest with 47,800 m² of leasable space, the second will offer 15,300 m², and the third will provide 7,100 m².
The Austrian project was successful, having been acquired by the major company CTP. Additionally, Blueprint was involved in the construction of VGP on Triblavina, which is one of the initial phases of the planned redevelopment of the Triblavina area into a suburban district.

Interest in logistics from other developers
Other developers are also preparing logistics projects. The company GLP, known primarily for developing industrial and logistics zones, plans to build a commercial zone in Bratislava, near the airport, as part of the Pharos complex.
The GLP Bratislava commercial zone will consist of five single-story low-energy buildings that are designed to be environmentally friendly and to maximize the use of renewable resources. Of the proposed five warehouses, three will serve logistics and two will be for retail. The architecture of the project has been entrusted to A3 Architekti. The developer aims to start construction later this year.
Alto Real Estate plans to build a new complex of urban warehouses and sales-exhibition spaces called STORE.TO in Rača, near the intersection of Na Pántoch and Rybničná Streets, on the rehabilitated site of a former terminal. The new complex will not be a transformation of a brownfield into new functions but a restoration of the original use.
It will consist of three sales warehouse buildings with a total area of over 26,000 m². Construction is expected to start in the last quarter of 2025, with operations possibly beginning a year later. Costs are estimated at 24 million euros.
On the northern edge of the Vrakuňa district, a new logistics center IV. quadrant is planned by the developer Atrios. However, the project is facing public opposition, primarily due to problematic transportation connections. It is challenging to estimate when construction could realistically begin.
Bratislava, its surroundings, and the entire western Slovakia are likely to remain areas of interest for developers focused on logistics and warehouse facilities for several more years. Demand exceeds supply, distinguishing the Bratislava metropolitan region from other Central European countries and trends. Additionally, clients are increasingly pushing for the adoption of ESG practices, which forces developers to build more environmentally friendly and energy-efficient projects. For now, the outlook in this regard is positive.
