The Wachtmeister urban villas, located in the Stráže area of Bratislava, will offer luxurious living in a private complex to their new owners. They are particularly suitable for tenants seeking privacy, quality, and security.

The project is situated on Suchá Street, which is in the quietest and most lucrative part of Stráže. This location offers the advantage of quick access to both nature and the city center.

The architect behind the project, Ilja Skokček, stated that the goal was to find a balance between the quality of apartment living and the comfort of a family house. Therefore, each apartment has its own garden or a generous rooftop terrace, with room orientations respecting mutual privacy and intimacy.

Rooftop Wellness

The entire project is divided into five buildings, comprising three apartment buildings, a duplex, and a single-family house. Each house has its own garden and a spacious terrace that can be used as a private rooftop wellness area.

Construction of the project is scheduled to begin in September 2021, with the rough structure of all buildings expected to be completed by April. The entire complex, including the exteriors, is projected to be finished around November 2022, with apartments ready for new owners by February 2023.

Technological Standard

All apartments are sold in a “white walls” condition, allowing new owners to fully utilize their imagination. Interestingly, the price of the apartment includes an interior design proposal from the renowned Bratislava design company BLZK Architects.

Each apartment will be delivered as a shell, meaning it will lack final floor coverings, sanitary ceramics, ceramic tiling, heating ladders, horizontal and vertical insulation in toilets and bathrooms, as well as interior doors and interior lighting.

The facades of the buildings will be executed with an external thermal insulation system and finished with brick cladding chosen by the architect. Windows and glass walls will be made from aluminum profiles meeting the required standards.

The façade glass walls will feature opening or sliding segments with barrier-free details at the floor level. All windows and glass walls will be equipped with electrically powered exterior blinds divided into segments according to the glass wall segments.

Sales Have Begun

Apartment sales began just a few days ago. Currently, only one unit has been reserved – an apartment with an area of 183.73 square meters, including a terrace of more than 52 square meters.

The sizes of the individual apartment units vary, ranging from 55 square meters to 183 square meters. Each apartment comes with a garage of approximately 35 square meters.

The exclusive seller of the luxury Wachtmeister project is Fedors Group, a company specializing in the sale of development projects and premium Bratislava properties.
