Developer BLUEPRINT is preparing logistics projects worth 120 million euros. The developer company BLUEPRINT is responding to the high demand for logistics spaces around Bratislava by preparing two projects to help meet this demand. Specifically, these projects involve the construction of a logistics center in Podunajské Biskupice, a district of Bratislava, and a logistics warehouse in Chorvátsky Grob.

The financing partner for both projects is the investment fund 365.invest Capital FKI o.p.f., managed by the management company 365.invest, which is part of the 365.bank group. BLUEPRINT has already completed a successful project in the Austrian municipality of Kittsee under the name Logistický Park Kittssee. This park includes the construction of warehouse and light manufacturing facilities and is already becoming the site of several company headquarters with potential for further growth. The ideal location provides the logistics park with a significant strategic advantage and excellent access to major transportation routes.

Logistický Park Kittsee features three warehouses. The first will be the largest, offering 47,800 square meters of leasable space, the second warehouse will provide 15,300 square meters, and the third will offer 7,100 square meters. The entire site is equipped with engineering networks, and the parcels are directly connected by road from Class I road No. 50 and accessible via a network of internal site roads. Each site also features parking for employees and trucks, which can be adjusted or reduced according to client requirements. Several major players in logistics development have shown interest in the project, resulting in the successful sale to CTP.

In Podunajské Biskupice, BLUEPRINT is responsible for the construction of a logistics center with two separate multifunctional warehouses and the accompanying site infrastructure. The logistics center will house multifunctional warehouses intended for lease and storage—such as for electrical appliances, audio-video equipment, household goods, office supplies, computers and their components, consumer goods, building materials, or food products.

The warehouses will also be used for distribution, light manufacturing, assembly, commercial activities, and services. The facilities will include administrative spaces, social and sanitary facilities, as well as technical and technological support. The logistics center will be equipped with the necessary transportation and technical infrastructure and green areas. The proposed logistics center in Podunajské Biskupice is targeted to meet the BREEAM Very Good standards, which evaluate the quality and sustainability of buildings within broader economic, ecological, and social contexts.

The main reasons behind the development and evolution of these sustainability assessment tools are the efforts to improve construction quality and provide objective assessments with measurable and comparable results. The first warehouse will offer 29,000 square meters of leasable space, and the second will provide 17,000 square meters. Construction is planned to start in the third quarter of 2025, with the logistics center expected to be operational a year later. Estimated investment costs are 50 million euros.

The logistics warehouse in Chorvátsky Grob is another ambitious project managed by BLUEPRINT. Like in Podunajské Biskupice, the warehouse will be used for the storage of various goods or for light manufacturing and assembly. The facility will also include administrative spaces, social and sanitary facilities, technical and technological support, and the necessary transportation and technical infrastructure along with green areas. It will also accommodate long-distance trucks as well as small and medium-sized freight vehicles for local and regional servicing.

The warehouse will meet the BREEAM Very Good standards. The total area of the site is 173,000 square meters, with the warehouse offering 74,000 square meters of leasable space. Construction is scheduled to begin in the second quarter of next year, with operations expected to start a year later. Developer BLUEPRINT estimates costs of 70 million euros.
