The development company BLUEPRINT is responding to the high demand for logistics spaces around Bratislava and is preparing two projects to help meet this demand. Specifically, these projects include the construction of a logistics center in the Podunajské Biskupice district of Bratislava and a logistics hall in Chorvátsky Grob. BLUEPRINT has already completed a successful project in the Austrian village of Kittsee, known as the Kittsee Logistics Park. This park includes the construction of storage and light manufacturing facilities and is already home to several company headquarters with potential for further growth. Its ideal location offers a strategic advantage and excellent access to major roadways. The Kittsee Logistics Park comprises three halls: the largest with a rentable area of 47,800 m², the second offering 15,300 m², and the third 7,100 m². The entire area is equipped with utilities and has direct road access from Class I road No. 50, with an internal road network. The areas also include parking for employees and trucks, which can be adjusted or reduced as per client requirements. The project has attracted interest from several key players in logistics development, resulting in a successful sale to CTP.
In Podunajské Biskupice, BLUEPRINT is responsible for the development of a logistics center featuring two separate multipurpose halls and associated site infrastructure. The logistics center will house multipurpose halls for rental and storage of items such as electronic appliances, audio-video equipment, household appliances, office supplies, computers and their components, consumer goods, building materials, and food. The halls will also be used for distribution, light manufacturing, assembly, commercial activities, and services. The buildings will include administrative offices, social and hygiene facilities, and technical and technological support areas. The logistics center will be equipped with the necessary transport and technical infrastructure and green spaces.
The proposed logistics center in Podunajské Biskupice aims to achieve a BREEAM Very Good system, which evaluates the quality and sustainability of buildings within broader economic, ecological, and social contexts. The main reasons for the development and use of these sustainability assessment tools are to elevate construction quality and provide objective evaluations with measurable and comparable results. The first hall will offer 29,000 m² of rentable space, and the second will provide 17,000 m². Construction is planned to begin in the third quarter of 2025, with the logistics center becoming operational a year later. The estimated investment costs are 50 million euros. The logistics hall in Chorvátsky Grob is another ambitious project led by the development company BLUEPRINT. Similar to the hall in Podunajské Biskupice, it will be used for the storage of various goods and light manufacturing and assembly.
The facility will include administrative offices, social and hygiene facilities, technical and technological support areas, and associated transport and technical infrastructure with green spaces. It will also accommodate long-distance trucks as well as small and medium-sized delivery vehicles for local and regional services. The hall will meet the BREEAM Very Good standards.
The total area of the site is 173,000 m², with the hall itself offering 74,000 m² of rentable space. Construction is planned to begin in the second quarter of next year, with operations starting a year later. The developer BLUEPRINT expects costs to be 70 million euros.
