A platform for land development.

Blueprint is a land development platform founded by two partners with a shared track record in industrial, residential and infrastructure projects in Slovakia and Austria.

We work at the earliest and most demanding stage of the value chain: we find land with untapped potential, resolve fragmented ownership and title settlement, secure zoning and building permits, and hand over clean, serviced sites to the developers, tenants and investors who build on them.

Around each site we assemble a complete team of architects, designers, engineers, lawyers and contractors, and we lead the project from raw land all the way to the transaction.

Three steps in between
Land assembly and title settlement
We buy up fragmented plots, resolve ownership issues and legal encumbrances, and join them into sites that can be built on and financed. More than 250 hectares to date.
Assembled land→
Zoning and permitting
We take sites through urban planning studies, environmental impact assessment and the zoning permit. We negotiate directly with municipalities, ministries and utility operators. Value is created in the permit.
Current projects→
Transaction and exit
We structure and execute the exit: direct sale, forward funding, a joint venture or bringing in the end buyer. Our counterparties have included VGP, Kaufland and international logistics capital.

Harbour Park
Vlčie hrdlo
A new trimodal port in Vlčie hrdlo that will complement or replace Bratislava's existing port. Offices, a truck centre, retail and staff accommodation. Blueprint is a 50% partner in the project.

Unzoned land, fragmented ownership, unclear title, encumbered brownfields. These are exactly the reasons good sites never reach the market, and exactly what we solve.
We carry the permitting risk.
We do not broker land or pass the problem on. We go through the entire permitting process ourselves, and we have done it repeatedly in the Bratislava region.
We deliver to an institutional standard.
Our sites leave with clean title, secured access, confirmed utilities and a documented permitting history, ready for due diligence.
